No Third-Party Escrow Involved
In Louisiana, unlike in "escrow states," the law does not require an escrow company to collect all the money and verify the documents before paying the seller. Louisiana operates as a "table-closing state," meaning the buyer comes to the table with liquid assets (a check) and the seller comes to the table with a clear title.

Once everyone is sure that all the documents are in order, the buyer gives the seller the money, and the seller gives the buyer the title. There is no third-party escrow involved to handle the purchase and related loan transactions.
